Preparing the land to compete

What “site readiness” means

LEAP has controlled the site since 2023 and is responsible for making sure the property is ready, competitive and positioned for the kind of investment Delhi Township’s Master Plan calls for.

At the direction of the Delhi Township Board, LEAP pursued and secured $6.5 million to advance through the Michigan Economic Development Corporation’s MI Sites Program. The funding pays for infrastructure improvements and the environmental, engineering and utility studies needed to bring the site to market safely and competitively.

How readiness lowers risk for a future user

Lower cost

Due diligence studies and infrastructure improvements reduce what a future user must spend before breaking ground.

Less uncertainty

Due diligence studies like environmental assessments, geotechnical surveys and title work answers key questions up front.

Faster timeline

Work completed now shortens the path from site selection to construction, and from operational launch to economic impact.
